The SB6 Project

A Sonderbloom Housing Initiative

We are partnering with nonprofit organizations to develop a portfolio of six-plex buildings that will deliver affordable housing for at-risk populations.

By combining the community-driven missions of our nonprofit partners with Sonderbloom’s expertise in capital project management, we’ll deliver quality homes and meaningful outcomes for those most in need of reliable housing solutions.

 

Units are expected to be completed and move-in ready by Spring of 2027.

WHAT WE'RE DELIVERING

HIGH QUALITY,

Designs feature 2 x 1-bedroom accessible units, 4 x 2- bedroom units and a 3-bedroom Garden Suite unit

Based on the CMHC Housing Design Catalogue’s standardized six-plex designs, our buildings represent a form of gentle-density housing and are eligible for as-of-right zoning, allowing projects to move forward efficiently within established neighbourhoods.

CONSIDERATE BY DESIGN

All units will be affordable, with a deliberate mixed-unit design to support inclusive, diverse, and equitable housing outcomes. The six-plex design includes accessible units, including a ground-level three-bedroom home, providing flexibility for individuals, families, and residents with accessibility needs.

THE OPPORTUNITY

OPTION 1

LEASE PARTNER

Organizations may participate as a lease partner through a long-term (25-year) lease at affordable housing rates starting in Spring of 2027.

BENEFITS

Stable, long-term housing for the people you serve and full control over tenant selection

No upfront capital investment required to sign up

*Prices will be maintained at the annual median affordable housing rates established by Build Canada Homes.

OPTION 2

EQUITY PARTNER

An equity investment of 20% (approx. $720k) secures ownership of a full 6plex and garden suite. Sonderbloom will act as your Development Manager and guide you through the entire process, from funding approvals through the construction of move-in ready homes.

Sonderbloom leads the project and serves as the primary point of contact, coordinating the development process and overseeing delivery from start to completion.

PLANNING

Gladki Planning Associates leads planning and approvals, including site feasibility analysis and coordination with City planning staff to advance projects through zoning and planning requirements.

ARCHITECTURE & DESIGN

CYAN Station leads architectural design and coordinates the consultant team to prepare concept designs, construction drawings through building permit stages. CYAN will also lead the CA duties during construction.

GENERAL CONTRACTOR

Gleneagles oversees site preparation and on-site construction, including assembly of the CABN structure and completion of exterior and interior construction through to finishes.

OFF-SITE MANUFACTURER

CABN supplies off-site manufactured building components, including the cross-laminated timber structural system, produced at its facility in Brockville, Ontario.
